Preparing for Closing
Congratulations on putting your home under agreement! Use this checklist to ensure a smooth closing process.
IMMEDIATELY AFTER SIGNING P&S
Obtain Smoke Certificate
The smoke and carbon monoxide certificate (“Smoke Cert”) is issued by the fire department in your town. Procedures, costs and even smoke detector requirements can vary by town. As soon as the P&S is signed, call your local fire department and make arrangements to pull a permit for the inspection.Complete negotiated repairs (if any) and provide repair documentation to your REALTOR® and attorney
Communicate with your attorney about pre-signing deed and other closing documents, transfer of sale proceeds, mortgage payoff (if applicable)
Plan Your Move
Use this moving checklist to help plan your move!Start a File that includes owners’ manuals, codes, extra keys, and any important notes regarding property systems. Complete and return the Info for New Owner form to your Realtor.
Order 6-D Certificate (condos only)
ONE TO TWO WEEKS BEFORE CLOSING
Deliver smoke certificate to your attorney
Obtain final water meter reading (if applicable)
Report fuel gage readings (for oil or propane) and price for reimbursement
Contact utility companies for final billing instructions (municipal utilities only)
Gather all keys, garage door openers and other items remaining with the house. Make a note of any access codes for alarms, garage doors, etc. to pass along to the new owners.
Remove all personal property and clean the premises prior to the final walkthrough
Notify service providers, insurance company and USPS. Set up transfer requests with existing utility providers effective on the date of closing. DO NOT SHUT OFF UTILITIES.
