Closing checklist

It’s time to prepare for closing. Use the checklists below to ensure your closing day goes smoothly.

CLOSING CHECKLIST PART 1
Do this immediately after signing the P&S

• Obtain Home Owner’s Insurance Policy and provide Binder to your Lender

• Track Your Loan Commitment
  Call your lender and ensure that your loan is on track for the closing date specified in the purchase agreement. Ask if you need to provide any further documents or information.

• Plan Your Move

CLOSING CHECKLIST PART 2
Do this 7 to 14 days prior to closing

• Schedule the Closing & Receive Instructions for Transferring Purchase Funds
  Call your closing attorney and schedule a time for the closing. The closing typically takes about an hour and occurs at the Registry of Deeds or the closing attorney’s office.
  Work with the closing attorney to coordinate transfer of purchase funds. Funds may be provided via wire transfer or cashier’s check made out to the closing attorney’s office. TO AVOID WIRE FRAUD, NEVER WIRE MONEY WITHOUT SATISFACTORY VERBAL CONFIRMATION FROM YOUR ATTORNEY.

• Schedule the Final Walkthrough with your REALTOR®
  The walkthrough typically takes place on the morning of closing. The purpose of the walkthrough is to ensure the property is in satisfactory condition as specified in the Purchase and Sale Agreement. Plan on approximately 30 minutes.

• Call Utility and Service Providers
  Service providers include gas/oil, electric, phone/cable/internet, trash pick up, post office, etc.) Set up service in your name effective on the date of closing.

• Plan Closing Day Logistics*
  Make final arrangements as necessary with employers, moving company, cleaning services, child care, etc. for day of closing.

*Unless otherwise agreed in writing, you may not access the Premises unaccompanied until the deed is on record. Keys may be held for pickup by the Realtor® or the attorney until the deed is officially on record.
