The Photo Shoot

Photos are the most important part of the marketing campaign. Often, buyers decide whether or not to schedule a showing based on the photos alone! Follow these guidelines to maximize the quality and effectiveness of the photo shoot.

EXTERIOR

  • Move cars out of the driveway

  • Turn on exterior lights

  • Remove window air conditioners

  • Close all windows

  • Tend to landscaping and mowing

  • Stage the front entrance (paint door if needed, wreath, fresh flowers, etc.)

INTERIOR

  • Open all shades and blinds

  • Turn on all interior lamps and lights and ensure light bulbs are at maximum brightness

  • Neutralize home décor and remove unique pieces that may be distracting in photos

  • Clear surfaces, minimize clutter, limit to two or three items per surface

  • Stage each room according to its intended function

  • Remove “people” photos from walls and surfaces

  • Turn off ceiling fans

  • Remove excess furniture

  • Remove pet paraphernalia

KITCHEN & BATHROOM(S)

  • Deep clean kitchen and bathroom(s)

  • Close toilet seat

  • Completely clear off all countertops and work surfaces

  • Remove everything from outside surfaces of refrigerator
